Note: The Zoning Map for Delphi has not been posted due to the poor quality of the image. A better version is being sought and will be posted when available.

The AA Zoning Maps show a S-1 Suburban Residential Designation.
Is S-1 in the CCZ documents?
If not, what replaces S-1? Or will new boundaries/designations be implemented?
If new boundaries/designations are implemented, what can landowners do to prevent
contigious acreage from being split into multiple designations?

The S-1 is roughly equivalent to the new N1 – neighborhood and local business. We still have some tweaks to align the old and new, however. Theoretically, the boundaries will be the same; at least to start.
When the new ordinances are implemented, there should be no automatic change of zoning. All new zoning will be implemented over time, as new development takes place. This should prevent unintended splits and change of designation.

The CCZ C Table of Uses has a column showing Neighborhood & Home-Based Business. Is this the same as Neighborhood and Local Business (The new N-1)?
The Neighborhood and Home-Based Business column allows only multi-family residences.
If N-1 replaces S-1, what about new single family residences in the prior S-1 areas that have mostly single family residences?

N-1 includes Neighborhood and home-based businesses/ neighborhood and local business. This district should, by default, include single-family residences, but we will take a look at the language in light of your comment, to be sure that we are not unintentionally eliminating single-family residential areas. If so, this is an oversight that needs to be corrected. Thank you.
